These terms govern your use of PerSF.ai's lease portfolio advisory service and client portal ("the Service"), operated by Adam Silverman. By using the Service, you agree to these terms.

Description of the service

The Service provides a lease portfolio dashboard — built and maintained by your advisor from the lease documents you provide — plus optional hourly advisory services, such as support communicating with a landlord or broker on your behalf, or general guidance on a renewal or negotiation.

Not a real estate broker, and not legal advice

Unless separately and explicitly engaged in writing to act as your real estate broker or attorney, PerSF.ai and Adam Silverman are not acting in that capacity. Dashboard content, extracted lease data, and any AI-assisted answers are provided for informational purposes only. Always verify any time-sensitive figure — a renewal deadline, an escalation amount, a notice period — against your actual, executed lease documents before relying on it for a financial or legal decision. The Service is not a substitute for independent legal or brokerage advice.

Fees

Your responsibilities

Account and access

We may suspend or terminate portal access for non-payment or misuse of the Service.

Data ownership

You own the lease and business data you provide. PerSF.ai owns the software, dashboard design, and methodology used to deliver the Service.

Cancellation

You may cancel at any time. Access continues through the end of the current billing period. See our Privacy Policy for data retention after cancellation.

Limitation of liability

The Service is provided "as is." To the maximum extent permitted by law, PerSF.ai's total liability for any claim arising from the Service is limited to the fees you paid in the three months preceding the claim. PerSF.ai is not liable for indirect, incidental, or consequential damages, including missed deadlines or decisions made in reliance on dashboard or chat content without independent verification.

Governing law

These terms are governed by the laws of the State of Maryland. (Confirm this against your actual business entity's state of formation.)

Changes to these terms

We may update these terms from time to time. We'll update the date above when we do.
